Another funny thing about English...
"maybe" and "may be" are not the same thing, and cannot be used in place of each other.
As two words, may is a verb. "It may be..." 'It' is the subject, 'may' the verb, and 'be' is the secondary verb form. You can replace 'may' with 'might', 'should', 'could', etc.
'maybe' means 'perhaps' or 'possibly'.
